Baldwin County April Housing Report

In April, the Baldwin REALTORS Multiple Listing Service reported increases in average sales prices and days on market for both the “Traditional Residential” and “Resort/Island” areas of Baldwin County, while both areas experienced decreases in the number of new listings and closed sales last month. In “Traditional Residential,” average sales price experienced a 7.3% increase from April 2022 to $404,577. Properties stayed on market longer, with an average of 56 days, which is 27 more days than the average a year ago. There were 100 fewer new listings for this area of the county than last year. Total closed sales also reported a loss of 130 properties at only 380 properties sold. In the “Resort,” average sales price saw a 4.9% increase from April 2022, resulting in an average of $719,229. Listings spent more time on the market, at an average of 64 days, compared to only 35 days the year prior. A decrease was reported in total closed sales: 197 properties sold in April 2023, compared to 288 in April 2022.
