Baldwin County December 2023 Housing Report

According to Baldwin REALTORS Multiple Listing Service (MLS) statistics, Baldwin County listings saw continued increases in average sales prices in December 2023 for both the “Resort” and “Traditional Residential” markets. Island-based “Resort” properties in Baldwin County experienced a 15.9% increase at an average of $759,689, while “Traditional Residential” properties increased by 5.3% to $402,723. In addition to sales price, the “Resort” market reported average days on market for the last month at 77 days, an 11.6% increase from the previous year. Total properties sold reduced by five units, resulting in 131 closings for this area. This market also experienced more new listings than the year prior, going from 163 properties added in December 2022 to 175 properties added in this past month. “Traditional Residential” saw an average days on market increase of one day in year-over-year comparison—from 48 days in December 2022 to 49 days. There were 284 properties sold in this area, which was 61 fewer properties than the year prior. New inventory added this month decreased by 7.4% for “Traditional Residential” at 315 properties added.
