Baldwin County July Housing Report

The Baldwin County housing market experienced a slower pace this July than a year prior. Baldwin Realtors Multiple Listing Service (MLS) reports a year-over-year increase in average days on market and an overall decrease in average sales price in July. In the “Resort” area of Baldwin County (all of Orange Beach, Fort Morgan and anything in Gulf Shores south of Canal Road/Highway 180), average sales price saw a 4.2% decrease from July 2022, resulting in an average of $699,289. Listings spent significantly more time on market at an average of 127 days, compared to just 27 days the previous July. An increase was reported in total closed sales, as 182 properties sold in July 2023, compared to 155 in July 2022. In “Traditional Residential” (all other residential property in Baldwin County not located in “Resort”), average sales price experienced a 1.7% decrease from July 2022 at $391,093. Properties stayed on market longer, with an average of 52 days, which is 30 more days than the average a year ago. Additionally, total closed sales reported a loss of 97 properties, at just 426 properties sold.
